I’d have to drive 30 minutes and somehow manage to get there during business hours so I could find some good investments. The craziest part was, my cousin and jumped in his beat up junker old car and drove from Nebraska to Michigan in the absolute dead of winter to the worst city in the country. Bad idea? Imagine being told, “you are lucky it’s a blizzard now or people would be shooting at you since you are driving around in these neighborhoods.” Enough was enough.
After spending over 2 weeks risking our lives in gang infested areas we realized we weren’t taking the best approach on bird dogging real estate. We had a passion to learn how to bird dog real estate the right way, however our instincts told us that it didn’t need to involve driving half way across the country into uncharted territories and crime filled neighborhoods.
To be honest, we gave up until we found something that ended up doing all the dirty work for us. With the power of the internet we no longer had to spend 60-70 hours a week trying to chase down deals at the recorders office or drive anywhere near the bad neighborhoods. If you remember, the hardest part was analyzing all the deals so now we could breathe a sigh of relief having something else do it for us.
Like I previously discussed the most time consuming part was analyzing all the deals. Now with the internet you are able to tap into things like finding deals anywhere, creating custom deals, and assessing property values anywhere that has an internet connection. The dirty work was finally taken out of bird dogging so you could focus on the most important thing, making money.
